Use layer for text container. Use Set text of layer on the behaviour menu. set the text to according to the link.

Since the answers you've got are very different, it indicates that you
might have formulated it a bit better. As I understand it, you have
several pages with the same banner and navigation menu located on the
same places throughout all pages, but you don't want them to re-load
each time the user opens a new page. Is that correct?

If so, that's the way it is. Since one page disappears from the browser
during a fraction of a second before next loads, the browser won't have
anything to display and will show a blank screen. However, if the user
has a pretty fast browser/computer and as long as you pages doesn't
exceed recommended 40-50Kb, the change between two pages will be so fast
that the user won't actually *see* the blank screen. Instead, it'll
appear as if the banner and the navigation stays in place all the time,
and the only thing that happens is that the main content changes.

    Hope that helped?
