Brad, what did you determine on this question--I am having the exact same problem too--when i try to edit a nested template editable region, it tells me i "have made changes to code that is not marked editable."
Yet, i am editing between the two regions below:
<!-- InstanceBeginEditable name="Head" -->
I AM TRYING TO EDIT IN THIS AREA
<!-- InstanceEndEditable -->
This is very frustrating. Any solutions out there?

Two new pieces of info about this problem:
1. It is sporadic. I seem to be able to edit some editable regions, no problem, and others not.
2. I just found out that i was able to edit in F10 Code Inspector, but not in code view.
