I'm no expert eye at how it's supposed to look but this was interesting...
I took the image on the left and put it on top of the image on the right - that is, the light one on top of the dark one. I then used a Screen Blend mode in the layers pallet and dropped the opacity of that layer to 50%. Seems like a decent starting point to Stamp the layer and adjust from there.
Not perfect, but maybe it'll help some?

I cannot access the Web site that you reference, so I do not have the images, but ...
I would simply place one image [the bright one] on a layer above the other. On the top image, I would add a layer mask filled with black. Then, using a soft brush with low opacity, paint out the mask in white where I want the top image to have effect.
Could do the same kind of thing with the images reversed - mask out the top one where you want the bottom one to show through.

The highlights in the light image are blown out-there's no "room and chair" information there to recover. I'd reshoot if possible-then try the things suggested.

Hmmm....the web link works for me.
Anyway, here is another link of where this image was used by another client.

Click on the virtual tour icon on the right, and choose the bedroom link in the window that will pop up.
The image in question as my example is 1 of 12 that make up this virtual tour. The graphics people (I don't know who they are or I would ask them), managed to fix the density issue with the two images that I provided as in my example.
So, somewhere they got the density information for the chair. That is what I want te learn how to do.

That seems to leave me with a very low contrast image in which any adjustments
in levels to correct, just brings me back to the burned out window.
On top of the two layers with the blend mode set at Screen with 50% opacity, create a new layer.
Hold down the alt-key, and click and hold on layers, drag down to Merge Visible. That will stamp those two layers so that you can adjust from there.
